How we work
Four things we do differently, and none of them are clever.
Facility management is not a hard problem intellectually. It is a hard problem organisationally, and it is lost in the gap between what a contract says and what happens at six in the morning.

Staff on roll, not sourced per shift
The same faces week after week is what makes a schedule real. People who know that the third-floor corridor gets treated after the school run cannot be replaced by whoever was available this morning.

The schedule is published
Every site gets a roster on the notice board — what happens, where, at what time. Residents can hold us to it, which is the point. Work nobody can verify is work nobody trusts.

One supervisor, named
Your committee deals with one person who holds all ten services, not with ten sets of workers and a call centre. Escalation goes above them to someone whose name you also have.

Bad news travels early
An undersized STP, a dead camera bank, a plant beyond economical repair — we put it in writing at the audit rather than absorbing it into daily firefighting until it becomes a crisis.

Site survey
We walk every block, basement and plant room, and record what is actually there — including what the drawings no longer match.

Deployment chart
Roles, shifts, areas and reliever cover, costed openly. You approve a rationale, not a lump figure.
- 03
Asset and condition report
Written status of the STP, pumps, panels, cameras and fire systems before we take responsibility for them.
- 04
Recruitment and induction
Staff verified, inducted to your site specifically, and in uniform before day one — not during week three.
- 05
First monthly review
Attendance, complaints raised and closed, plant readings and consumption, in front of the committee.

Six documents every facility provider should hand you without being asked.
Most disputes between a community and its facility contractor are decided by paperwork that was never checked at tender. Ask every bidder for these. Ask us first.

Legally required to supply security personnel in India, issued state-wise. Ask for a current copy.
EPF & ESI compliance
For every deployed staff member. Non-compliance upstream becomes the association's exposure.
Minimum wage adherence
Wages at or above the state notification for the skill category, with records to prove it.
Background verification
Completed before deployment, not after — with the records available to you on request.
GST registration
So your association's input credit and audit trail stay clean.
Written attendance records
Daily, shared, auditable. Manpower you cannot count is manpower you are not getting.
